Are The Vistas condominiums?

NO. They are Zero Lot Line homes, on separately platted lots, but attached to one another.

Are Single Family homes allowed at The Vistas?

YES. Currently we have 4 single-family “detached” homesites, which you can view on our plat map. A detached home could be built on both sides of a zero lot line parcel. In addition, any two-family lot may be re-platted to accomodate a single family home. Price would vary depending on lot sizes and location.

How many homes will there be in the development?

The current plan for The Vistas is to build approximately 80 homes. Phase I is being developed now, Phase II and III will be developed soon.

How much are The Vistas Association dues & what is covered?

The Vista’s Association Dues are $1000 per year. The dues cover lawn maintenance and snow removal. Landscaping maintenance includes care and replacement of items initially installed by developer.

What is the Homeowner’s responsibility?

The Vista’s Association The homeowner will be responsible for exterior and interior maintenance of the structure. In addition, any landscaping installed by owner will be the responsibility of the owner for maintenance and replacement.

What are the floor plan options?

Currently there are over 10 floor plans to choose from, all of which can be customized to the clients preferences. Architecturally, each home is strategically placed with the adjacent home so the covered decks and porches provide complete and ultimate privacy with no unsightly partitions between the two.

Who is the interior designer for The Vistas?

Stephen Rust of Stephen Rust Design Studio, who has over 30 years experience, does not only decorate the model homes, but also meets with homebuyers to consult with them regarding their floor plans. This includes assisting the homeowners with electrical layouts, architectural details and exterior designs as well as floor covering, paint, plumbing and lighting selections. Purchasers of The Vistas home will receive five hours of free consultation with Stephen Rust, our exclusive interior designer.

Is the furniture for sale in the model homes?

Are dogs allowed?

Yes, but certain breeds are prohibited. The prohibited breeds are Pit Bulls, German Shepherds, Saint Bernards, Alaskan Malamutes, Rottweilers, Chinese Chows, Dobermans, Mastiffs, American Staffordshire Terriers or other recognized vicious breeds or breeds generally believed to be vicious or dangerous.

Are fences allowed?

Only “invisible” pet fences are allowed.

How long is the construction process from the time I sign a contract?

Most homes should take approximately 7 to 8 months to be completed. This is dependent, though, upon the size of the home, weather and any changes that are made to the home during the construction process.

What amount is required from the buyer at the time of contract?

Welek Construction receives $20,000 when the contract is finalized.
